Carmeline is an extremely family friendly neighborhood. Many of the 120 kids who live in the 73 residences ride their bikes to Coulson Tough Elementary and Cranebrook Park that includes a fabulous pool with a splash pad, play equipment and tennis courts.

Located in the far west side of The Woodlands

  • 13 minutes from I-45 and Town Center
  • 17 minutes down Kuykendahl to Highway 2920
  • 6 minutes from the intersection of Highway 2978 and FM1488 in the city of Magnolia.

Library and the YMCA. The homes constructed in 2003-2005 by David Weekley, Plantation and DRHorton/Emerald builders are primarily 2 story with a few one- story floor plans sprinkled in. About 1/3 of the 4 bedroom and 3.5 bathroom 3200+ square foot homes have pools and many include 3 car garages. There are currently 3 homes listed on the market at an average price of $350,000. Considering the homes that sold in the last year, the average days on market for the neighborhood is 50 days that is about average for The Woodlands.

Ruth with her husband and two children relocated to The Woodlands in 2004 from the southern part of Houston. They fell in love with the Carmeline neighborhood mainly because of the close proximity to the school, library, park and the YMCA. From their experience, Ruth felt that being close to the school would be an advantage when reselling their home in the future. Her kids have lots of friends nearby. The parents are all connected with each other as well. Monthly Ladies nights and men’s poker games along with a yearly progressive dinner are highlights of the social activities that occur in Carmeline. In fact, they have a neighborhood watch group set up to keep all the neighbors aware via email if something unusual or unsavory occurs in the area.

As I was driving out of the neighborhood I met Pam walking her beautiful Yellow Lab. She shared with me many of the same information that Ruth had mentioned. She agreed that the close proximity to the school, park, library and YMCA was such a draw for her family to settle in Carmeline in February of 2005. Just to emphasize the cohesiveness and friendly environment of the neighborhood she noted that they do not have a pool in their backyard, but they rarely use the Cranebrook pool because the neighbors who are fortunate to have one on their property invite the children from Carmeline over to swim.

When I asked Ruth where she would move within The Woodlands if she had an opportunity she said, “I might consider closer to the front of The Woodlands near the Town Center where more restaurants are located.”

Pam said, “We have never considered moving anywhere else. We love the Carmeline neighborhood!”
