Built around The Tom Fazio Championship Golf Course, named the best new private course in Texas by Golf Digest magazine and the third Best New Course in U.S by Golf Digest 2006, Carlton Woods Creekside is perfectly situated at the back end of Creekside Village, just south of Woodlands Parkway and accessible from Kuykendahl (I use the term “accessible” lightly as Carlton Woods Creekside is a very private, very gated community). Homesite prices range from $200,000 to $1,850,000+. There are Water View Homesites from $240,000+ and Golf Homesites from $490,000+. (Note: these are the prices of the lots only. Construction costs for the home would be in addition to these prices, depending on the home built). Carlton Woods Creekside is the First of The Village of Creekside Park neighborhoods to open up and takes advantage of The Village of Creekside Park amenities such as the George Mitchell Nature Preserve, The YMCA, the Aquatic Center, Sports and Racquet Center, Churches, Schools, Fleming Park, Village Center and more future developments that are still to come! Carlton Woods Creekside is approximately 525-acres with 290 homesites. Over 1/3 of the homesites are sold already. Most of the homesites have yet to be built on; however, there are a few new construction homes that are available for immediate move in! Prices of the homes built and currently for sale range from $1,595,000 – $3,335,000.

Carlton Woods Creekside is one subdivision that has little pocket neighborhoods set up with names such as Jonathon Landing, Pronghorn, Thornblade, Primm Valley, Red Sky, Hallbrook, Estancia, Mediterra, Wallaston Court, Baycliff, Berkley Hall, and Maroon Creek.  The 2 central roads that lead you through the neighborhood are North Fazio and South Fazio.

a little about what he has seen as trends or characteristics of the neighborhood. He mentioned that one of the most important things to realize is that Carlton Woods Creekside is very family/kid friendly. The Country Club currently has bout 550 members (there is a 780 member maximum) and there are close to 700 kids associated with the current 550 members! BearTracks, the monthly Club at Carlton Woods Newsletter, October edition is filled with all kinds of pictures of children at the numerous community events hosted throughout the month including junior golf and tennis tournaments, Halloween Costume Contest Winners and more! As for the buyer profile, the Sales Rep. told me that there really is not more of one demographic buying over another. They have old, they have young, they have empty nesters, they have active families etc. I inquired about investors coming into Carlton Woods Creekside and he said that there have not been a lot of investors. He has seen a few people come in and buy one of the lower priced homesites in order to get the Country Club Membership benefits from owning a Carlton Woods Property and then they will put the homesite back on the market to try and sell the property. What he is referring to is the membership fee of $110,000 to belong to the country club. Anyone can join the country club and the fee is $110,000, however, if you buy a property within Creekside, The Woodlands Association will pay $70,000 of that membership fee for you. While on the subject of Country Club memberships he also said that unlike The Woodlands Country Club, you can sell back your membership once you no longer want it – and it is a TOTALLY private Club. You can not “bring a friend” onto the course. You must be a member to play!
