Carlton Woods Neighborhood Marquis

Carlton Woods Neighborhood Marquis

Carlton Woods Creekside could be considered the “Ritz Carlton” of The Woodlands. Built around The Tom Fazio Championship Golf Course, named the best new private course in Texas by Golf Digest magazine and the third Best New Course in U.S by Golf Digest 2006, Carlton Woods Creekside is perfectly situated at the back end of Creekside Village, just south of Woodlands Parkway and accessible from Kuykendahl (I use the term “accessible” lightly as Carlton Woods Creekside is a very private, very gated community). This lovely location makes for the following drive times to major local features:

  • 12 minutes from I-45 and The Woodlands Town Center
  • 11 minutes from Highway 2920
  • 13 minutes from Highway 2978 and the city of Magnolia

Homesites in Carlton Woods Creekside range from 1/5 acre lots to 2+ acre lots and the homes are built by

Carlton Woods Creekside is the First of The Village of Creekside Park neighborhoods to open up and takes advantage of The Village of Creekside Park amenities such as the George Mitchell Nature Preserve, The YMCA, the Aquatic Center, Sports and Racquet Center, Churches, Schools, Fleming Park, Village Center and more future developments that are still to come! Carlton Woods Creekside is approximately 525-acres with 290 homesites. Over 1/3 of the homesites are sold already. Most of the homesites have yet to be built on; however, there are a few new construction homes that are available for immediate move in! Prices of the homes built and currently for sale range from $1,595,000 – $3,335,000.

Carlton Woods Creekside is one subdivision that has little pocket neighborhoods set up with names such as Jonathon Landing, Pronghorn, Thornblade, Primm Valley, Red Sky, Hallbrook, Estancia, Mediterra, Wallaston Court, Baycliff, Berkley Hall, and Maroon Creek.  The 2 central roads that lead you through the neighborhood are North Fazio and South Fazio.

I sat down with one of the sales representatives for Carlton Woods Creekside and asked him to share with me

Carlton Woods has fantastic parks, ponds and trails

Carlton Woods has fantastic parks, ponds and trails

a little about what he has seen as trends or characteristics of the neighborhood. He mentioned that one of the most important things to realize is that Carlton Woods Creekside is very family/kid friendly. The Country Club currently has bout 550 members (there is a 780 member maximum) and there are close to 700 kids associated with the current 550 members! BearTracks, the monthly Club at Carlton Woods Newsletter, October edition is filled with all kinds of pictures of children at the numerous community events hosted throughout the month including junior golf and tennis tournaments, Halloween Costume Contest Winners and more! As for the buyer profile, the Sales Rep. told me that there really is not more of one demographic buying over another. They have old, they have young, they have empty nesters, they have active families etc. I inquired about investors coming into Carlton Woods Creekside and he said that there have not been a lot of investors. He has seen a few people come in and buy one of the lower priced homesites in order to get the Country Club Membership benefits from owning a Carlton Woods Property and then they will put the homesite back on the market to try and sell the property. What he is referring to is the membership fee of $110,000 to belong to the country club. Anyone can join the country club and the fee is $110,000, however, if you buy a property within Creekside, The Woodlands Association will pay $70,000 of that membership fee for you. While on the subject of Country Club memberships he also said that unlike The Woodlands Country Club, you can sell back your membership once you no longer want it – and it is a TOTALLY private Club. You can not “bring a friend” onto the course. You must be a member to play!

Wilde Creek The Woodlands Tx

Creekside Park is the eighth village of The Woodlands located between Gosling and Kuykendahl south of Woodlands Parkway.  As you drive through the development Creekside Park YMCA The Woodlandsyou can’t help but notice the overwhelming number of parks, trails, lakes, trees and more! Creekside Park is in the process of building a 9th grade campus that is part of the Tomball Independent School District and there are more “on-site” schools proposed for construction. There is a New Haven House of Prayer being built and even a YMCA to serve the village coming in 2009.

The newest project completed is the Rob Fleming Family Aquatic Center that has opened with rave reviews and is essentially a classy water park in the heart of The Woodlands.   There is a lazy-river ride, tubing and more. Once inside Creekside you Creekside Park The Woodlands YMCAsoon regret not having brought your bike, Frisbee, picnic or all three because it is so “outdoor friendly.” It is built to feel like a giant park with its abundant green spaces, ponds and opportunities for outdoor recreation.

Wilde Creek is one of the first neighborhoods to be developed in Creekside Village which is the newest and last village to be developed in The Woodlands.  The neighborhood sales have gone very well thus far and the area seems to appeal to a lot of Woodlands home buyers.

Village Builders Creekside Park The Woodlands

"Village Builders" in Creekside Park

Since Wilde Creek is still under development, there are still on-site builders, offering their homes on Wilde Creek home lots.  The builders include Village Builders, David Weekley Homes, Plantation Homes, and Wilshire Homes.  The home prices range from the $280k’s – $600k’s.  There seem to be more 2-story than 1-story homes. Most of them have 2 car garages, but there are a few 3 car garages.  The Homes are built on 50 and 60 ft lots. They vary from 2,500 – 2,800 sq.ft and the front elevations are mostly brick and stone. Most of the homes have some type of wooden shutter décor on the exterior of the windows which I am noticing is a common theme in this area and really add to the outdoors/natural feel of the community fences are made of wood but there are a few wrought iron sections which really expand the views!

The developer and builders have done a good job preserving as many mature trees

and natural vegetation as possible which is a trademark of the Creekside Village. The clean curbs and clean landscaping really promote this area.

Across the street from the standard single-family homes you find gorgeous patio homes being built by Darling Homes and Highland Homes. They range from $450k – $800k. Most of these lots back up to a small, serene lake and the homes are spectacular!  The majority are fenced with wrought iron to maintain the view. My favorite feature of the Patio homes are the “Casitas” a.k.a. mother-in-law suites that are detached from the rest of the home.  It feels like a studio type apartment being a room with a bathroom that is built in front of the main home area, yet is congruent to the rest of the home, very cool.

Wilde Creek The Woodlands Bike Trails

Wilde Creek Trail Network

It is on one of the many 8 ft pathway trails that I ran into one of Creeksides’ residents, John.  He was stretching by his car getting ready to take advantage of the wonderful Creekside ambiance and it is for that exact reason that John and his wife decided to move to the area. He moved into his new construction house 6 months ago and has loved every minute of it. He and his wife love the quite outdoor feeling, quiet streets and abundance of trees and entertainment! He doesn’t plan on moving anytime soon, but if he could change one thing he would prefer Creekside’s location to be a little farther North toward the middle of The Woodlands for the sake of convenience and saving a few minutes even though it is only a 10 minute drive.

I spoke to another resident, Carol, who is 6 months pregnant and is excited to start her family in such a great, new community. She has enjoyed being able to take her

afternoon walks with her dog, Russ, and have so many ponds, trails and trees to look at. She also has loved getting to know her neighbors and says they are all wonderful. In her words, she really appreciates that Creekside Village “all inclusive” with its schools, churches, aquatic center, parks, YMCA shopping and the rest that is to come all within neighborhood. If she could change anything about her new neighborhood she would have it be closer to I-45 so that her husband could get home faster!

The rustic trails, outdoor fun and beautiful homes of Wilde Creek help make this Creekside Village extend the charm and beauty of The Woodlands just a little South and the residents are really enjoying the lifestyle.
