Cottage Green Neighborhood Marquis

Cottage Green Neighborhood Marquis

When one thinks of living in a neighborhood where everyone has their perfect front porch with a swing, potted plants, ceiling fans and an easy rocking chair whiles sipping iced tea with children playing under the shady, they probably imagine a scene from “Gone With the Wind.” Although the homes in Cottage Green are not quite as big as Tara they have the same sense and feel of the Victorian style and warmth that have are home to many happy families.

Cottage Green is nestled quaintly behind the Village of Alden Bridge shopping center and is located off of Crownridge Drive and is north of Research Forest Drive and west of Kuykendahl Road. This is a perfect place to settle down if you have children that are in K-6th grade since Barbara Bush Elementary is located off of Crownridge Drive and Mitchell Intermediate is only 3 minutes driving distance and 7 minutes by bike. For those who commute to I-45 then you’ll love the 7 minute drive to and from home.

If you’re a fan of Morrison’s Laurel and Sycamore plans then you’re in luck because this happens to be two of their most popular floor plans throughout Cottage Green! The average day on market is 138 days making the average a bit higher than the average 69 days on market for The Woodlands. The fact that the day on market is 138 could be due to the fact that the list price for these homes has been too high.  By looking at the average list price of $214,300 and the average sales price of $205,883 it seems as though that was the problem, homes were listed just under $10,000 what they were selling.

I spoke to a few Cottage Green residents to find out why they chose their neighborhood and the general consensus was that they wanted to feel as though they were living in nature.

Joe, a retired school teacher was walking his dog Arnie and was kind enough to share with me his feelings about his neighborhood of 3 years. He wanted some place that had a nature feel to it with a sense of living outdoors. He grew up with a home that had the front porch swing and when he came across this area with his realtor he feel in love with Cottage Green. For Joe who doesn’t really like to drive far distances this is perfect because he can just “mosey on over to the store” as he put it! I asked him which neighborhood in the woodlands he would move to if he had to move and what he disliked about his neighborhood.  He said that he couldn’t imagine moving from his home or think of anything that he’d like to change about it and “plans on staying put until they make me move!” I took that to mean  that he is very happy with his home.

share his thoughts with me. He thought that he “lives in the coolest part of The Woodlands” and that he and his friends ride their bike to the lake that is located several minutes from his home. Coty and his friends also explore the woods that are located right behind Cottage Green. His mom Beth “likes the idea that she can trust that her son is safe if he wants to go outside and play with his friends”.  Like Joe, Beth just knew that Cottage Green was the place for her and her son as soon as she drove into the neighborhood. Then we parted with a hurried goodbye from them both; she didn’t want Coty late for school.

Linton Ridge MarquisLinton Ridge is one of the many sub villages within the Village of Alden Bridge. This part of Alden Bridge is considered to be one of the many family friendly areas within The Woodlands. Just walking distance from the top ranking Buckalew Elementary, skateboarding park, pool park and tennis courts it’s not unusual to see families biking together or walking their dogs. Linton Ridge is consists of one circle and 3 cul-de-sac streets giving a very safe Linton Ridge Parkenvironment for those who have children that like to play outside in the street.

Neighbors will have street parties and other social events regularly making it very easy for one to make friends not only for themselves but for their children too. All of the homeowners get into the spirit of each holiday by decorating their homes in a festive way.

Linton Ridge is comprised of Ryland and Pulte homes and vary in size from 2,000 square footage to 3,700 square and have brick and cement board on the outside with beautiful lush landscaping and mature trees. Linton Ridge is located on the east side of Crownridge, south of Research Forest Drive and takes only 7-10 minutes to get to I-45.

Linton Ridge StreetscapeMy neighbor next door, Brooke chose this area because of all the wonderful things that she’d heard about it. With two children ages 3 and 5 she knew that this would be the perfect place to upgrade her family. Each school day I see her walking her 5 year old to Buckalew with all of the other elementary students and I get a feeling of excitement in knowing that one day I’ll get to walk my 4 year old to school too along with all of the other parents.

My neighbor across the street who has lived here for four years, works for Mitchell and her husband is a coach for TWCPHS said that she wanted to live somewhere close to her work. Once again word got out about our wonderful nook and she wanted to live somewhere where she could make friends as well as her children. In Linton Ridge Neighborhoodfact last night was the fourth Halloween that we all went Trick or Treating together as a neighborhood!

If you’re looking to purchase a home in this beautiful and family friendly area you’d better buy fast because they don’t last long at all on the market and right now there are only 2 active listings! Average days on market is only 36 with an average of $100/square foot, average sales price of $275,000 and 98% of list price for the past 6 months.
